Why Do Sector 16 Greater Noida West Listings Disagree on the Pin Code
Sector 16 Greater Noida West uses pin code 201318, served by Sector 1 Greater Noida S.O. Nirala Aspire at GH-03 prints that code. Panchsheel Greens 2 listings show 201306, the older Bisrakh beat, and one Nirala Aspire 4 listing shows 201309, the Sector 62 Noida code. For a Sector 16 flat, write 201318.
Only two sectors in all of Greater Noida West sit on 201318: Sector 16 and Sector 12. That makes the code one of the most precise in the township, and it also explains why listings disagree. The code is new, tied to the recently opened Sector 1 Greater Noida S.O, and older listings were written before the office existed.
Primary: 201318, Sector 1 Greater Noida S.O beat; printed by Nirala Aspire, GH-03. Seen on Panchsheel Greens 2 listings: 201306, the I.A. Surajpur and Bisrakh B.O beat that covered the belt earlier. Seen on one Nirala Aspire 4 listing: 201309, the Sector 62 Noida S.O code from across the boundary. Delivery office: Sector 1 Greater Noida S.O, a sub office; nothing inside Sector 16. Counters: Sector 1 Greater Noida S.O only; no branch offices under the code yet. Confidence: Medium, from one establishment address plus portal consensus.
The verdict is 201318. The 201306 on Panchsheel Greens 2 pages is the older beat and will still be delivered, but it no longer describes the office that walks the sector. The 201309 is a one-off that belongs to Noida's Sector 62 beat and should not be copied.
Writing the address
Flat number, Tower, Nirala Aspire, GH-03, Sector 16, Greater Noida West, Gautam Buddha Nagar, Uttar Pradesh 201318. On a KYC form, match the code to the address proof; if the proof still shows 201306, use 201306 there and let the bank update it later rather than creating a mismatch. For an e-commerce checkout, 201318 routes the parcel to the Sector 1 office.
Speed Post, Registered Post, Aadhaar updates and savings-account work go to the Sector 1 Greater Noida S.O counter.
The office reports to Noida Head Post Office (201301), the Gautam Buddha Nagar division, Lucknow HQ region and Uttar Pradesh circle. The code's digits mean northern zone 2, Uttar Pradesh 20, Ghaziabad sorting district 201, which also serves Gautam Buddha Nagar, and 318 for the delivery office.
How Is Sector 16 Greater Noida West Placed Within Noida Extension
Sector 16 is a group-housing sector in Greater Noida West, planned by GNIDA in Gautam Buddha Nagar district. It sits in the Greater Noida West belt beside Sector 16B, which listings treat as the same locality, and about 1.33 km from Techzone 4. The Greater Noida West Link Road and Bisrakh Road frame its projects.
Sector 16 and Sector 16B share a number and, in practice, a place. Listings put Sector 16B at 0.00 km from Sector 16 and give the two an identical neighbor list, so for locating purposes they form one pocket. This passage is about the plain Sector 16.
Where it sits
- Greater Noida West, under GNIDA, Gautam Buddha Nagar district
- Greater Noida West belt, the sub-city once marketed as Noida Extension
- Land use: residential, group housing
- Sector 16B at 0 km, treated as the same locality by listings
- Techzone 4 at 1.33 km, the nearest work zone
- Roads named: Greater Noida West Link Road, Bisrakh Road, Surajpur Kasna Road, the road to NH-24
- Landmarks inside: LYF Hospital and JR Hospital
- Village abadi inside: none known
The road frame is the clearest part of the picture. Projects here are "strategically connected to the Greater Noida West Link Road" and described as "just off" that road and Bisrakh Road. Surajpur Kasna Road and the road to NH-24 are also named.
Techzone 4 is the anchor an outsider is most likely to know. At 1.33 km it is the nearest named zone, and one listing puts Tech Zone at 0.77 km, which suggests the sector's edge comes close to the IT zone.
Panchsheel Greens at 1.20 km and Amrapali Dream Valley at 1.32 km are the other named projects in the cluster. Sectors 2, 3, 14, 15 and 17 also appear in nearby lists, none with a stated boundary.
The two hospitals matter here as fixed points, not as amenities. A property guide places LYF Hospital and JR Hospital inside Sector 16, and they are the only named features within it.
The boundary picture is loose. The neighbor names come from locality listings rather than a boundary plan, and the fact that Sector 16 and 16B are indistinguishable in those listings is itself a warning. The GNIDA site plan is the document that separates the two and fixes the sector's edges.
Is Sector 16 Greater Noida West Separate From Sector 16B
Sector 16 Greater Noida West is a planned GNIDA group housing sector, not an urban village, though listings blur its line with Sector 16B. Apartment societies such as Panchsheel Greens 2 carry a Sector 16 address, and resale listings show that stock is built and lived in.
Addresses in this part of Greater Noida West do not always agree. Property portals treat Sector 16 and Sector 16B as one locality, and Panchsheel Greens shows the problem in miniature: listings for its second phase give the address as Sector 16, while listings for the first phase say Sector 16B.
This guide classes Sector 16 as residential group housing under GNIDA. Panchsheel Greens 2, the one named project, is a gated apartment society, the standard form across Noida Extension. No plotted houses, builder floors or Authority flats are recorded.
Development evidence comes from resale listings rather than authority data. Flats in Panchsheel Greens 2 are offered for resale, which shows a finished and occupied society, but no source counts the towers or units in the sector.

No source ties a named village abadi to Sector 16. The 16 villages from which Greater Noida West was drawn, among them Shahberi, Patwari and Bisrakh, are recorded for the township, not assigned to sectors. No block or pocket layout has been published.
Owners in finished societies across the area have faced a separate hurdle: registration. Under relief measures announced by the Uttar Pradesh government in December 2023, builders must pay 25% of their dues before flats are registered, and as of December 2024 about 75,000 flats in Noida and Greater Noida still awaited registration.
The residential character is clear; the boundary is not. Evidence comes from listings alone, and GNIDA's sector plan is the final word on whether a given society falls in 16 or 16B.
Should Late Returns to Sector 16 Greater Noida West Be a Concern for Residents
Sector 16 is settled gated group housing, and hospitals listed in the sector keep some activity going around the clock. No crime, flooding or lighting reports tied to the sector were found, so a late return mostly comes down to the stretch between a main road and the society gate.
Picture a resident stepping off a shared auto on the Greater Noida West Link Road at 11 p.m. The walk ahead passes society boundary walls and roadside shops, ending at the gate of a guarded society such as Panchsheel Greens 2. Inside that gate, guards and CCTV are typical of society practice; outside it, the walk is only as comfortable as the lighting and footfall on that stretch.
A property listing places LYF Hospital and JR Hospital in the sector. Hospitals with emergency wings bring ambulances, staff changes and visitors at all hours, which keeps their frontage lit and occupied late into the night. No source describes night conditions directly, but these are the likeliest 24-hour activity points nearby.
No published report ties Sector 16 to a named police station. Bisrakh and Ecotech 3 are the district's Greater Noida West stations, and residents should check which covers their address.
Every police station in Uttar Pradesh has had a women's help desk since October 2020 under the Mission Shakti program, so a woman reporting harassment on the way home can ask for it at whichever station covers the sector.
No dated incidents or waterlogging reports linked to Sector 16 turned up in police releases or news coverage.
Do the late walk once with a companion before relying on it alone. Note where shop shutters come down, where the hospital light ends, and whether the society gate stays staffed at night.
The read is thin, drawing on housing type and land use rather than reported events.

How Do Commuters in Sector 16 Greater Noida West Get to the Metro
Noida Sector 52 on the DMRC Blue Line is the nearest metro for Sector 16 Greater Noida West, about 10.5 km away by a listing site's figure for Panchsheel Greens 2. The listing does not say whether that is road or straight-line. Greater Noida West has no operational metro.
By road, and usually by shared auto. A news report from April 2026 found that Greater Noida West commuters pay about Rs 40 one way in a shared auto to Sector 52, or Rs 150 to 200 for a private auto. A listing site adds app cabs at Rs 100 to 200 and notes that society shuttles are limited.
The 10.5 km figure comes from one housing project, Panchsheel Greens 2. One listing site places it in Sector 16 and another in Sector 16B, so the number describes the boundary between the two sectors more than the middle of either.
Sector 52 opened in March 2019 on the Blue Line extension to Noida Electronic City and runs toward Delhi. Next to it, Noida Sector 51 is the northern terminus of the NMRC Aqua Line toward Greater Noida. A 400-meter air-conditioned skywalk opened between them on Aug. 28, 2026, and Aqua Line daily ridership reportedly passed 85,000 in September 2026, up from about 70,000 in August.
Relief is planned but not approved. The 8.4 km Aqua Line extension to Greater Noida West Sector 4 at Gaur Chowk was cleared by the Public Investment Board on July 22, 2026, and still needed Union Cabinet approval as of Sept. 24, 2026. No station is planned in Sector 16 itself.
Treat 10.5 km as an approximate, single-source figure, not a measured route.
Nearest station: Noida Sector 52 (Blue Line, DMRC)
Distance: About 10.5 km, one listing site, type not stated
Aqua Line access: Noida Sector 51, linked by skywalk
Shared auto to Sector 52: About Rs 40 one way
Planned metro nearby: Gaur Chowk terminus, awaiting Union Cabinet approval
Where Do Drivers Enter Sector 16 Greater Noida West
Projects in Sector 16 Greater Noida West sit just off the Greater Noida West Link Road and Bisrakh Road, according to listings, which makes those the entry roads for drivers. Ghaziabad Junction is about 5.0 km away in a straight line, and Anand Vihar Terminal about 14.3 km.
Listings also name the Surajpur Kasna Road and a road to NH-9, still called NH-24 on many pages, which leads onto the Delhi-Meerut Expressway and its distance-based tolls. Techzone 4 and Sector 4, each about 1.3 to 1.4 km off by a listing site's count, share the same approach network.
That network converges on the junction a September 2025 news report calls Gaur Chowk, or Char Murti Chowk, where peak-hour queues ran several kilometers. The report said a 700 m, Rs 92 crore underpass had its roof slab done and needed about six more months. No later source confirms that it has opened.

Hindon Airport, about 15.3 km in a straight line, is the closest airport, though it has no night landings. IGI Terminal 1 is about 32.8 km and Noida International Airport about 51.3 km as the crow flies. A listing site's area-wide figures give about 34.6 km to Hazrat Nizamuddin and 49.9 km to IGI Airport by road.
Public transport to the airports is newer. UPSRTC electric buses flagged off in June 2026 link Noida International Airport with Greater Noida West, and an IGI coach announced in September 2025 stops at Gaur City at Rs 199 a trip. Longer term, YEIDA approved a 25 km road from the 130 m road near Char Murti to the Jewar airport in October 2025; land acquisition was about to start.
Entry roads are clear. Distances beyond the straight-line set are estimates for the wider area, not this sector.
Which Residential Societies Make Up Sector 16 Greater Noida West
Ready-to-move societies fill Sector 16 Greater Noida West, led by three Panchsheel projects: Panchsheel Greens, Panchsheel Greens 2 and Panchsheel Pinnacle. Nirala Aspire and a string of towers from smaller developers complete a sector where listing sites show no project still under construction.
Panchsheel is the anchor developer. Listing sites mark Panchsheel Greens and Panchsheel Pinnacle as ready to move, and resale listings for Panchsheel Greens 2 give a Sector 16 address, which points to occupied flats, though that evidence is listing-level.
The other ready names come from a mix of developers: Nirala Aspire by Nirala India, Siddhartham Mansion by Siddhartham Group, BSB Vaibhav Heritage Height, Radhey Krishna Casa Green I by Radhey Krishna Techno Builders, Strategic Royal Court, Emenox La Solara, Gayatri Life by Gayatri Infra and Victoryone Amara. Kbnows Apartment, Kumar Imperial Greens and Ratan Pearls are also tagged to the sector.
One name needs care. A listing site shows Nirala Aspire Phase II under a Sector 16 on the Yamuna Expressway, a separate location, so it is not counted with this sector's Nirala Aspire.
None of these societies has a published tower count, unit total or completion year in the sources available, so the sector's size can only be described by the number of names, not by homes.

Which Shopping Complexes Stand Next to Sector 16 Greater Noida West
Ajnara Plazio, a shopping complex about 0.1 km from the Sector 16 Greater Noida West housing cluster, is the nearest place to shop, with an ICICI Bank branch at the same distance. Supertech Mart is about 0.4 km away, and the Gaur City 1 avenue shops sit 2.6 km straight-line.
Sector 16 is an occupied residential sector, home to Panchsheel Greens I and II, Gulshan Bellina, Nirala Aspire and VictoryOne Amara. Its everyday shopping leans on two complexes at its edge. A property listing site places Ajnara Plazio about 0.1 km away and Supertech Mart about 0.4 km away, both tagged as shopping malls.
An ICICI Bank branch is about 0.1 km away. No other bank, pharmacy or fuel station with a distance has been published. The same listing site names City Plaza, Kings Avenue and Galleria Market as nearby shopping without distances or addresses.
For a wider range of shops, the Gaur City townships are the nearest cluster. As the crow flies from the middle of the sector's housing projects, the Gaur City 1, 4th Avenue shops are 2.6 km away, Gaur City Arcade 3.3 km and the Gaur City 2, 14th Avenue market 3.6 km. Spectrum Metro in Noida Sector 75 is 8.5 km away and Bhutani City Center 32 is 10.6 km.

How Much Does a 2 BHK Rent for in Sector 16 Greater Noida West
On a property portal page updated Oct. 8, 2026, eleven 2 BHK flats in Sector 16 Greater Noida West asked Rs 16,000 to Rs 25,000 a month. The same page counted 208 rental listings in the sector and an average apartment rent of Rs 21 per sq ft a month.
Furnishing explains much of the spread. Panchsheel Greens, whose society page was also updated Oct. 8, 2026 and holds more than 36 listings, showed 2 BHK flats at Rs 17,000 to Rs 30,000 a month across the nine cards on view. Its furnished 2 BHK units asked Rs 26,000 to Rs 30,000, and semi-furnished ones Rs 17,000 to Rs 23,000.
A rental portal's mid-October 2026 listings for Panchsheel Greens 1 put 2 BHK flats at Rs 25,000 to Rs 26,000 a month, with Rs 3,000 maintenance added on one. Its semi-furnished 3 BHK cards showed Rs 24,000 plus Rs 3,000 and Rs 35,000 plus Rs 3,500.
Larger homes show fewer cards. On the sector page, 3 BHK flats ran Rs 23,000 to Rs 28,000 a month across four listings, and the one priced 4 BHK, in Panchsheel Greens, asked Rs 50,000 unfurnished. Panchsheel Greens also listed a 3 BHK at Rs 24,000 and a 3.5 BHK at Rs 31,000.
Other formats sit at either end. A 2 BHK builder floor in Panchsheel Greens II asked Rs 26,000 a month, and a 2 BHK independent house on a 72 sq yd plot in Ram Shyam Vatika asked Rs 8,000.
Retail space appears once: a 460 sq ft shop in SKA Divya Towers asked Rs 60,000 a month on the Oct. 8 page.

Which Societies Set the Price Level in Sector 16 Greater Noida West
Apartments in Sector 16 Greater Noida West averaged Rs 8,800 per sq ft in June 2026 on one property portal. Another portal's 2026 header average, seen Oct. 15, 2026, was Rs 8,105 per sq ft across 277 properties, with asks from Rs 3,428 to Rs 16,608.
SKA Divya Towers sets the top of the society range at Rs 11,450 per sq ft, followed by Gulshan Bellina at Rs 10,650 and Ratan Pearls at Rs 9,400. A cluster of societies sits close to the sector average: Strategic Royal Court at Rs 9,050, Nirala Aspire at Rs 9,000, Victoryone Amara and Radhey Krishna Casa Green I at Rs 8,900 each, and Panchsheel Pinnacle at Rs 8,850.
Panchsheel Greens II, at Rs 8,450, is lowest.
Beyond apartments, the first portal shows villas at Rs 8,750 per sq ft and ready-to-move projects at Rs 8,641 across 22 projects, both for June 2026. Shops averaged Rs 27,700 per sq ft, and Nirala Aspire Plaza listed at Rs 9,900.
On the first portal, apartment asks went from Rs 8,350 in September 2025 to Rs 8,150 in December 2025, held at Rs 8,150 in March 2026 and reached Rs 8,800 in June 2026.
Apartment average (first portal) : Rs 8,800 per sq ft, June 2026
All-residential header (second portal) : Rs 8,105 per sq ft over 277 properties, seen Oct. 15, 2026
Highest society ask : SKA Divya Towers, Rs 11,450 per sq ft, June 2026
Lowest society ask : Panchsheel Greens II, Rs 8,450 per sq ft, June 2026
Shops : Rs 27,700 per sq ft, June 2026
The second portal's header shows a 13.53 percent rise year on year; its FAQ says 14.33 percent and gives an average of Rs 6,469 per sq ft, against the header's Rs 8,105. Separate pages for Sector 16 Noida Extension and the Panchsheel Green locality were not used, to avoid mixing samples.
The official circle rates, from the district list notified Aug. 8, 2019, and effective Aug. 1, 2019, are Rs 26,000 per sq m for residential plots, Rs 26,000 per sq m of covered area for group housing flats and Rs 44,250 per sq m for commercial plots. For resale of a GNIDA group housing flat, the transfer charge has been capped at 1 percent since June 29, 2021, according to a guide dated July 11, 2024.
How firm the figures are: two portals with 2026 data that agree within a few hundred rupees on the headline, though one page conflicts with itself.
Can Budget Renters Find a Home in Sector 16 Greater Noida West
Budget renters can, and that is the main reason to pick Sector 16 Greater Noida West: Panchsheel Greens, Panchsheel Pinnacle and a string of smaller societies are all ready to move. Metro commuters are the exception, because the nearest station is roughly 10.5 km away.
Renters on a tight budget come first. A listing site in October 2026 showed 2 BHK flats from Rs 16,000 to Rs 25,000 a month, and nearly every named society here, from Nirala Aspire to Gayatri Life, is already delivered.
Larger families are the second fit. A 4 BHK in Panchsheel Greens was listed at Rs 50,000 a month, so households that need space can stay in the same sector as they grow.
Buyers who need possession now also do well, since the stock is ready rather than promised. Panchsheel Greens 2 resale listings confirm occupied towers.
Shop owners can find space too. A shop at SKA Divya Towers was listed for lease in October 2026, inside a sector full of occupied societies.
Metro-dependent commuters should look elsewhere. The Sector 52 Blue Line station is about 10.5 km away by a listing site's measure, and the Greater Noida West metro has been cut back to end at Gaur Chowk with approval still pending.
Drivers also face a known pinch point: the Gaur Chowk underpass was still under construction in late 2025, with long peak-hour queues. Hospital access is moderate, with Yatharth Super Speciality Hospital about 4.1 km straight-line.
Sector 16 scorecard
- Ready homes: plentiful
- Rent for a 2 BHK: on the lower side for the area
- Room to upsize: good, with 4 BHK listings
- Metro access: poor
- Peak-hour driving: slowed by Gaur Chowk works
Bottom line: move now if you rent or need a ready flat; wait if the metro decides your commute.
