Sector 108, Noida is a burgeoning residential hub strategically positioned along the Noida–Greater Noida Expressway, offering seamless connectivity across the Delhi–NCR region via wide arterial roads and metro access from nearby stations like Sector-83 and NSEZ.The locality features a mix of high-end apartments, duplexes, and plotted homes, with reputable housing projects such as Parx Laureate and Divine Meadows, and developments by esteemed builders like M3M. Residents benefit from comprehensive infrastructure including schools, hospitals, malls, parks, gyms, and green spaces, all contributing to a self-sufficient lifestyle.Property rates range approximately from ₹10,800 to ₹15,500 per sq ft, offering both solid living and investment appeal.

Is the Sector 108 Noida Pin Code Confirmed

Yes. The Sector 108 Noida pin code is 201304, with no alternate on record. Maharshi Nagar S.O in Sector 110 delivers to this residential sector, and the Peas in Pod Preschool at 47 Block A is listed with 201304. Thirty-two other sectors share the code. Confidence is high.

Confirmed, and with no competing code to argue about. Sector 108 Noida sits on the Maharshi Nagar beat, and the sub office in Sector 110 that walks it carries 201304. The Peas in Pod Preschool at 47 Block A publishes the same digits, and no portal has attached a different code to the sector.

Pin code : 201304, no alternate

Delivery office : Maharshi Nagar S.O (Sector 110)

Office inside Sector 108 : None

Counter office : Maharshi Nagar S.O, for Speed Post, Registered Post, Aadhaar and savings accounts

Branch offices on the code : Baraula B.O (Sector 49), Gejha B.O (Sector 93), Chhaprauli Bengar B.O (Sector 167)

Village abadi : None

Shared with : 32 sectors, nearest Sectors 102, 104, 105, 106 and 110

Chain : Noida Head Post Office (201301), Gautam Buddha Nagar division, Lucknow HQ region, Uttar Pradesh circle

Confidence : High

High confidence here follows from a verified establishment address that agrees with the delivery beat and with every listing checked, and from the absence of any alternate code. A sector that produces no conflicting data is itself a signal, because most sectors in this belt carry at least one stray portal code that has to be explained away.

Sector 110 is where the counters are. Nothing inside Sector 108 handles postal counter work, so a Speed Post booking or an Aadhaar update is a short trip to the sub office.

The shared-code count matters more than the code. With 32 other sectors on 201304, a sorter relies on the block and flat lines, so a residential address should always carry them: Flat number, Block A, Society name, Sector 108, Noida, Uttar Pradesh 201304. The same string passes bank KYC and e-commerce checkout validation.

In the digits, 2 marks the northern zone, 20 Uttar Pradesh, 201 the Ghaziabad sorting district that also handles Gautam Buddha Nagar, and 304 the Maharshi Nagar delivery office.

How Do Outsiders Find Sector 108 Noida

Sector 108 is a residential sector of Noida under the NOIDA Authority, part of this guide's Noida Expressway North belt for Sectors 92 to 108. It lies along the Noida-Greater Noida Expressway, shares a boundary with Sector 107 and houses the Office of the Commissioner of Police, Gautam Buddh Nagar.

The district's police headquarters makes Sector 108 easy to name, if not always easy to place. The Office of the Commissioner of Police, Gautam Buddh Nagar, stands inside the sector, and Sector 108 Central Park is the other firm internal landmark.

Two more names often attach to the sector, the Jaypee Helipad and the Hazipur Local Market. The source describes them only as in the immediate area, so they may sit just outside. They work as nearby locators, not as proof of the sector's footprint.

Sector 108 is a NOIDA Authority sector in Gautam Buddha Nagar district, Uttar Pradesh, zoned residential, and it closes this guide's Noida Expressway North belt at the top of its number range.

Anchor Approximate distance
Jaypee Hospital 1.5 km
NSEZ Metro Station 1.9 km (3.3 km in another passage of the same page)
NSEZ employment hub 2 km
Sector 83 Metro Station 2.1 km
Amity University 5.5 km

Neighbors and borders

Two edges are stated rather than merely listed. A locality guide places Sector 108 next to Sector 107, and the Sector 128 page describes Sector 108 as adjacent to it. Locality listings add Sectors 82, 93, 104, 105 and 110, with Sector 93A naming Sector 108 in return. A locality source places the sector along the expressway near Sectors 105, 93 and 82.

Roads that frame the sector

The Noida-Greater Noida Expressway is the defining road. Dadri Main Road is named as a connecting road, and the Taj Expressway, also known as the Yamuna Expressway, as a connecting corridor rather than a boundary.

Separate sources state the Sector 107 and Sector 128 edges, so this sector is better pinned than most. The main locality page contradicts itself on distances, though, so treat the figures as approximate.

Is Sector 108 Noida Residential or Government Land

Mainly residential, with one major government use. Sector 108 Noida is a planned NOIDA Authority sector of plots, builder floors and lower-rise group housing, and it hosts the office of the Commissioner of Police for Gautam Buddh Nagar. No village abadi lies inside. This guide classes it as residential.

The police headquarters is the reason the question comes up. The office of the Commissioner of Police, Gautam Buddh Nagar, sits in Sector 108, and the commissionerate itself was set up on 15 January 2020. An encyclopedia entry and listing sites both place the office here.

That one institutional plot does not change the sector's character. This guide classes Sector 108 as residential, and the housing evidence is consistent. Listings describe luxury flats, builder floors and plots, organized in blocks. Block A is singled out as a premium sub-locality, and Block D holds Golden Residency.

This guide says Other sources show
Residential Plots, builder floors, group housing in blocks
No institutional class Police Commissioner's office inside
No village abadi Hazipur named only as a nearby market

Group housing exists but is not the main note. Parx Laureate and Divine Meadows are the named societies. Parx Laureate is also linked to Sector 105 in other listings, so its sector number is not settled.

A portal describes the sector as having larger plot sizes and fewer high-rise clusters than central Noida, which matches the block-and-plot pattern. A reviewer adds that there are no grocery markets inside the sector.

The sector is largely developed and occupied.

There is no village abadi. Listings mention Hazipur only as a nearby market, and the Hazipur abadi is tied to Sector 104. A helipad and a local market are linked to the sector as landmarks but may sit just outside it.

The police headquarters is well documented. The residential picture comes from listings, and the NOIDA Authority's sector plan is the final word on plot uses.

Does the Police Headquarters Make Sector 108 Noida Any Safer to Live in

Sector 108 Noida houses the office of the Commissioner of Police, but that is an administrative headquarters, not the local police station. Residents describe strong security in parts of the sector and dark, isolated back lanes in others, and no police or news report found records a crime pattern here.

Gautam Buddh Nagar became a police commissionerate on Jan. 15, 2020, and its headquarters, the Office of the Commissioner of Police, sits in Sector 108. It is natural to assume that living near the force's top office means extra protection.

The assumption does not hold up well. The headquarters runs the district's police, but day-to-day cases go to local police stations, and the nearest police station listed for Sector 108 is the Sector 126 station at Raipur Khadar. No police document confirms which station covers the sector. Officers and vehicles coming and going add activity near the building, not a dedicated beat for the neighborhood.

Resident accounts are mixed. One review describes guards at the sector's main gate who slow guest entry. Another resident review on a listing site says, "Streetlights in back lanes do not work, feels isolated at night." Read together, they describe a sector where main entrances are controlled and the inner lanes are not always lit.

  Day Night
Near the headquarters Officers and vehicles active Quieter; building guarded
Main gate Guards check guests, sometimes slowly Same controls
Back lanes Usable Residents report broken streetlights and isolation
Gated societies Own perimeter Own perimeter
Local station listed Sector 126, Raipur Khadar Same

The housing explains the split. Gated societies such as Parx Laureate and Divine Meadows have their own perimeters, while builder floors and plots in Blocks A and D sit on open internal roads. No police press release or news report reviewed for this page records an incident in the sector.

The practical check is the back lanes. Walk from the main gate to the block in question after 10 p.m., note which streetlights are out, and ask the RWA whether it reports outages and posts guards beyond the entrance.

The picture is moderately firm. Resident reviews from 2026 and the headquarters' location are documented; the police station coverage is not.

What Will Change for Sector 108 Noida When the New Aqua Line Branch Opens

The metro stop that serves Sector 108 Noida best is NSEZ on the Aqua Line, at about 1.9 km according to a listing site. Noida Sector 83 is about 2.1 km. A Noida Sector 108 station is approved on the Aqua Line branch to Botanical Garden.

The biggest change is a station of its own. The approved Aqua Line branch from Noida Sector 142 to Botanical Garden lists Noida Sector 108 among eight elevated stops. Today, by contrast, the sector's nearest station is about 1.9 km away.

  Today After the branch opens
Nearest station NSEZ, about 1.9 km Noida Sector 108, in the sector
Backup Noida Sector 83, about 2.1 km Other branch stops nearby, such as Noida Sector 105 and Noida Sector 93
Route to Delhi Change at Noida Sector 51 for the Blue Line Direct to Botanical Garden for Blue and Magenta lines

Today, both nearby stations are NMRC stops on the main Aqua Line, open since Jan. 25, 2019. A listing site gives about 1.9 km to NSEZ and about 2.1 km to Noida Sector 83, without saying whether those are straight-line or road distances. Riders bound for Delhi travel north to Noida Sector 51 and cross the 400 m skywalk, opened Aug. 28, 2026, to Noida Sector 52 on the Blue Line.

After the branch opens, Sector 108 riders could reach Botanical Garden, the DMRC interchange for the Blue and Magenta lines, without that change. The other direction runs to Noida Sector 142, where the branch meets the main Aqua Line toward Greater Noida.

The timeline is set but not short. The Union Cabinet approved the branch in February 2026. L&T was lowest bidder in August 2026 for the combined civil contract at Rs 1,234 crore, with a 1,096-day completion period, and a September 2026 report says the work was awarded. Service is expected around 2029.

No source gives e-rickshaw fares or feeder routes for Sector 108. Both distances come from one listing site and are approximate.

What Is Driving Into Sector 108 Noida Like

Sector 108 Noida lies along the Noida-Greater Noida Expressway, its main access route, with Dadri Main Road as a connecting road. A listing site puts IGI Airport at about 32 km, roughly 45 minutes via the expressway, and Hazrat Nizamuddin at about 15 km.

Getting in can be the slow part. An owner review from April 2026 said delivery vans struggle to enter the gated sector layout in the afternoon, and a tenant wrote in June 2026 that a shared auto or e-rickshaw is hard to find quickly. Residents largely rely on private vehicles or e-rickshaws, the listing site says.

The site also names the Taj Expressway, now the Yamuna Expressway, as a connecting corridor; it begins at Zero Point beyond Pari Chowk and leads to Noida International Airport. It rates traffic 3.6 out of 5 and estimates average commutes of 20 to 35 minutes to office hubs such as Advant Navis and Unitech Info Space. Bus stops near the sector include Lloyd Law College, Skyline Institute of Engineering and IILM/NIET.

Measured in a straight line from a mapped point at the sector's center, Hazrat Nizamuddin is 13.8 km away, Ghaziabad Junction 14.6 km and Anand Vihar Terminal 14.9 km. Connaught Place is 19.3 km. IGI Terminal 1 is 25.2 km and Terminal 3 28.5 km, while Noida International Airport is 45.9 km away.

From Sector 108 to...

  • IGI Airport: about 32 km and about 45 minutes via the expressway (listing site); Terminal 1 is 25.2 km straight-line
  • Hazrat Nizamuddin: about 15 km (listing site); 13.8 km straight-line
  • Anand Vihar Terminal: 14.9 km straight-line
  • Connaught Place: 19.3 km straight-line
  • Noida International Airport: 45.9 km straight-line, via the Yamuna Expressway

One condition stands out in reviews: a March 2026 owner reported zero waterlogging during monsoons. The roads and dated reviews give a fairly clear picture; the 45-minute IGI time is a listing estimate, not a measurement.

Which Offices and Homes Share Sector 108 Noida

Large plotted houses and builder floors make up much of Sector 108 Noida, alongside two group housing societies and the district police headquarters. Parx Laureate and Divine Meadows are the named societies, and the Office of the Commissioner of Police, Gautam Buddh Nagar, has worked from here since 2020.

Sector 108 is low-rise for this part of Noida. A listing site describes it as having "larger plot sizes and fewer high-rise clusters" than central Noida.

Police headquarters. The Gautam Buddh Nagar police commissionerate was formed on Jan. 15, 2020. Its office at Traffic Police Park, Sector 108, was inaugurated on Jan. 19, 2020.

Group housing. Parx Laureate, by Laureate, has 739 units on 10.94 acres and is ready to move. Divine Meadows, by Elixir Buildcon Pvt Ltd, has 500 units on 4 acres and is also ready. RWA Apartments Sector 108 is a ready block managed by its Resident Welfare Association. A property portal shows four listings, but Divine Meadows appears twice, so there are three distinct projects.

Plotted blocks. Blocks A and D, including Golden Residency, hold builder floors, flats and plots. For a builder floor, ask for the sanctioned building plan and the completion certificate for the floor being sold.

No village abadi is named inside the sector; Hazipur is mentioned only as a nearby market.

  • Government office: Office of the Commissioner of Police, Gautam Buddh Nagar (since Jan. 2020)
  • Largest society: Parx Laureate, 739 units, 10.94 acres
  • Second society: Divine Meadows, 500 units, 4 acres
  • RWA block: RWA Apartments Sector 108
  • Plotted areas: Blocks A and D (Golden Residency)

The named projects are clear, but plot counts for Blocks A and D are not published.

How Many Large Hospitals Sit Near Sector 108 Noida

Two. Yatharth Super Speciality Hospital in Sector 110 is 0.9 km from Sector 108 in a straight line, and Jaypee Hospital in Sector 128 is about 1.3 km by a listing site's count, 1.5 km straight-line. Jaypee Public School, a CBSE school in Sector 128, is about 0.9 km away.

Both hospitals run 24-hour emergency departments and hold NABH accreditation. Jaypee is the bigger, listed at 525 beds in the first phase of a planned 1,200-bed design, and Max Healthcare agreed in September 2024 to buy a 63.65 percent stake in it. Yatharth has 250 beds, 81 of them critical care.

Straight-line figures are measured from the sector's center. Felix Hospital in Sector 137 is 3.8 km away and Medanta Noida in Sector 50 is 5.2 km. ESIC Model Hospital in Sector 24 is the government option for ESI-insured households, with no distance published.

  1. Yatharth Super Speciality Hospital, Sector 110: 0.9 km straight-line
  2. Jaypee Public School, Sector 128 (CBSE): about 0.9 km
  3. Jaypee Hospital, Sector 128: about 1.3 km (1.5 km straight-line)
  4. Delhi Public School GBN, Sector 132 (CBSE): 1.3 km straight-line
  5. Felix Hospital, Sector 137: 3.8 km straight-line

Jaypee Public School sits in Sector 128, and two directories agree on that address; the 0.9 km figure comes from a listing site measuring from a housing project in the sector. No school or hospital has a Sector 108 address.

For other schools, Delhi Public School GBN, Sector 132 (CBSE), is 1.3 km in a straight line, Genesis Global School (CBSE and IB) is 1.5 km, and Pathways School Noida (IB) and Step by Step School (CBSE, IB, IGCSE) are 1.8 km each.

Hospital access is well documented; school levels need checking.

Why Do Sector 108 Noida Residents Shop Next Door

Because, as one resident review puts it, the sector has no local grocery markets of its own. Needs 24 carries a Sector 108 tag in one directory, and a listing site puts Lotus Panache Shopping Complex in Sector 110 about 0.6 km away. Spectrum Metro is about 4.8 km away in a straight line.

Sector 108 is a low-rise sector of larger plots, and a listing site notes fewer high-rise clusters than in central Noida. A resident review says there are no local grocery markets inside it, which matches the published picture.

The closest store is Needs 24, which a business directory places in Sector 108 and a listing site puts about 0.7 km away. Lotus Panache Shopping Complex in Sector 110 houses Walk in Mart, a supermart, and Hazipur Local Market in Sector 104 serves daily essentials. Starling Edge, also in Sector 104, is listed as nearby.

A listing site places an HDFC Bank ATM about 0.4 km away and a Canara Bank branch about 0.5 km away. No pharmacy, petrol pump or weekly bazaar is named.

For bigger trips, a listing site says DLF Mall of India sits within 6 to 8 km. In the list below, straight-line figures run from the sector's geocoded center, and listing-site figures are marked.

  1. HDFC Bank ATM: about 0.4 km (listing site)
  2. Canara Bank: about 0.5 km (listing site)
  3. Lotus Panache Shopping Complex, Sector 110: about 0.6 km (listing site)
  4. Needs 24: about 0.7 km (listing site)
  5. Spectrum Metro, Sector 75: 4.8 km straight-line
  6. Logix City Centre, Sector 32: 5.6 km straight-line
  7. DLF Mall of India, Sector 18: 7.0 km straight-line

Banks and nearby shops are mapped; nothing confirms a market inside the sector.

What Does It Cost to Rent a Home in Sector 108 Noida

Homes in Sector 108 Noida rent for Rs 12,000 to Rs 1.25 lakh a month, according to a rental portal's February 2026 page built on 54 listings. A property portal's September 2026 page puts the 2 BHK average at Rs 33,350 and the 3 BHK at Rs 60,850.

By size, the February 2026 page gives Rs 12,000 to Rs 18,000 a month for a 1 BHK, Rs 22,000 to Rs 35,000 for a 2 BHK and Rs 45,000 to Rs 1,25,000 for a 3 BHK. The September 2026 page adds a 4 BHK average of Rs 1,01,050 and a sector average of Rs 26 per sq ft a month.

Society Unit Rent
Parx Laureate 3 BHK, semi-furnished (mid-October 2026) Rs 45,000 a month
Parx Laureate Per sq ft (September 2026) Rs 33 a month, up 17.86 percent
Elixir Divine Meadows Per sq ft (September 2026) Rs 30 a month
Divine Meadows Per sq ft (September 2026) Rs 21 a month
RWA Apartments Sector 108 Per sq ft (September 2026) Rs 23 a month, down 4.17 percent

The sector has larger plots and fewer high-rise clusters than central Noida, so standalone buildings make up part of the rental stock. A semi-furnished 3 BHK in a standalone building near Sankat Haran Hanuman Mandir asked Rs 50,000 a month in mid-October 2026.

The September 2026 page reports apartment rents down 16.13 percent, while its society table shows Parx Laureate up. A tenant comparing towers should rely on current listings within the chosen society rather than the sector-wide change.

The wide 3 BHK band, from Rs 45,000 to Rs 1,25,000, reflects a mix of society flats and larger independent homes in the same count. The Parx Laureate and standalone building listings both sit near the lower end of that band.

How firm this is: two dated sources, one resting on 54 listings, plus two recent listings; the larger listing base is the older of the two.

Is a Villa or a Flat Pricier per Square Foot in Sector 108 Noida

Villas in Sector 108 Noida carry an average asking rate of Rs 37,450 per sq ft on a property portal page dated October 2026, against Rs 16,950 per sq ft for apartments. Ready-to-move flats across four projects average Rs 13,250 per sq ft on the same page.

A listing site describes the sector as having larger plot sizes and fewer high-rise clusters than Central Noida. On the apartment side, Divine Meadows lists at Rs 19,550 per sq ft and Parx Laureate at Rs 17,250, while Elixir Divine Meadows and RWA Apartments Sector 108 each list at Rs 8,150.

No listing site gives usable Sector 108 asks as of mid-October 2026; one site's sector page carries listings, but none tagged to Sector 108, so it is not used.

Villas : Rs 37,450 per sq ft average asking (October 2026 page)

Apartments : Rs 16,950 per sq ft average asking (October 2026 page)

Ready-to-move flats, four projects : Rs 13,250 per sq ft (October 2026 page)

Divine Meadows : Rs 19,550 per sq ft

Parx Laureate : Rs 17,250 per sq ft

Elixir Divine Meadows; RWA Apartments Sector 108 : Rs 8,150 per sq ft each

The portal's sector rate read Rs 16,350 per sq ft in December 2025, Rs 15,250 in March 2026 and Rs 16,950 in June 2026.

The district circle rate list notified Aug. 8, 2019, and effective Aug. 1, 2019, values group housing flats in Sector 108 at Rs 50,000 per sq m of covered area.

Residential plots are in Band B: Rs 72,000 per sq m of plot area on roads up to 12 m, Rs 75,600 for 12 to 18 m, Rs 79,200 for 18 to 24 m and Rs 82,800 above 24 m. These are stamp duty minimums, not market prices, and drafts to raise them have not been notified.

How firm: a single portal, October 2026 page; no second source confirms the villa or apartment averages.

Will Retirees Find a Quiet Plotted Lane in Sector 108 Noida

Retirees and settled families who prefer a plotted layout with fewer high-rises will appreciate Sector 108 Noida, and a major hospital sits less than a kilometer away. The catch is transport: tenants report that shared autos are hard to find, so a car or reliable cab access matters.

A listing site describes the sector as having larger plot sizes and fewer high-rise clusters, with builder floors and plots in Blocks A and D. Parx Laureate and Divine Meadows provide ready group housing for those who prefer a society.

For older residents, medical access is the reassuring part. Yatharth Super Speciality Hospital in Sector 110 is about 0.9 km away in straight line.

Space does not come cheap. A listing site in February 2026 put two-bedroom rents at Rs 22,000 to Rs 35,000 a month, while three-bedroom homes ranged from Rs 45,000 up to about Rs 1.25 lakh.

Getting around is harder than the map suggests. A tenant wrote in June 2026 that getting a shared auto or e-rickshaw quickly is tough, and an owner noted in April 2026 that delivery vans struggle to enter the gated layout in the afternoon. NSEZ station is listed about 1.9 km away, and a Noida Sector 108 station is planned on the approved Aqua Line extension.

The office of the Commissioner of Police, Gautam Buddh Nagar, is also in the sector. Students and young professionals who depend on shared transport should look elsewhere, as should renters on a tight budget.

Suits Look elsewhere
Retirees wanting a low-rise plotted lane Students relying on shared autos
Families with a car Renters on a tight budget
Households wanting a hospital close by Commuters needing a station on foot

Bottom line: A calm, plotted sector near a hospital for residents who drive; shared-transport users will struggle.

Frequently Asked Questions

Is Parx Laureate in Sector 108 RERA-registered?

According to a listing site, yes: UP RERA number UPRERAPRJ5998, with Laureate Buildwell Pvt Ltd as promoter. The same page says the project launched in March 2012, reached possession in November 2022 and is ready to move in, with units of 3,302 to 4,874 sq ft. It gives no occupancy certificate date. Confirm registration and OC status on the UP RERA website and with the NOIDA Authority.

Is the Bhangel elevated road on Dadri Road, near Sector 108, open?

News reports from November 2025 say it opened for trial, after it was reported ready in July 2025. The 5.5 km road over the Dadri-Surajpur-Chhalera road was built by UP Bridge Corporation; a July 2020 plan put the cost at Rs 467 crore, later Rs 608 crore. It was meant to finish by December 2022. Check NOIDA Authority notices for any change from trial operation.

Is the NOIDA Authority transfer charge higher for Sector 108 plots than in most sectors?

Yes. Sector 108 sits in the Rs 840 per sq m band, above the Rs 720 base rate, according to a property portal's July 2024 summary of the Authority's schedule. Location charges add 2.5 percent, and corner, park-facing or 18 m road plots add 5 percent each. Confirm the current rate with the NOIDA Authority before agreeing on a resale price.

Does NSEZ metro station have parking for Sector 108 commuters?

Parking is not listed for NSEZ, and station listings mention no feeder buses either. The elevated Aqua Line station at Block A, Yakubpur, has one street-level entry and exit and is listed as accessible. As of October 2026, NMRC runs Aqua Line trains from 6 a.m. Monday to Saturday and 8 a.m. Sunday until 10 p.m. Plan a cab or e-rickshaw for the last stretch.
