Where Does Sector 131 Noida Sit Behind the Expressway Sectors

Sector 131 Noida is a small residential sector in Noida, administered by the NOIDA Authority within the mid Noida Expressway belt as this guide groups it. It sits behind the expressway-facing Sectors 128 and 132, and listings for Sector 132 name it as a bordering sector.

Sector 131 does not face the Noida-Greater Noida Expressway. A property portal places it behind Sectors 128 and 132, the sectors that front the road, and the expressway enters the picture only through the addresses of premises in neighboring Sectors 132 and 135. The village abadi combines Shahpur Govardhanpur and Sultanpur, and sources also name Asgarpur village as a reference point. Shahpur Govardhanpur Khadar doubles as both a nearby locality and a reference point, which makes it the most useful name to search for. The khadar village names point the sector toward the Yamuna side, though no source states that outright.

No compass direction is attached to any neighbor, and no landmark other than the villages is known inside the sector.

Apart from the Sector 132 border, the edges here are thinly documented. No distances are published, the roads come from neighboring addresses, and the remaining neighbors come from locality listings rather than a boundary map. A site plan from the NOIDA Authority settles any doubt.

Two kinds of address come out of Sector 131. One names a Jaypee tower. The other names a village, Asgarpur, also spelled Asgerpur, where listings offer independent houses to tenants.

The tower side is Jaypee's. Jaypee Kensington Boulevard, with units from studios to four bedrooms, is complete. Jaypee Greens The Orchards and its second phase are being built. Viva City is another named project. All are group housing on planned parcels.

The village side is less documented. This guide lists the abadi as Shahpur Govardhanpur and Sultanpur, while listings mention Asgarpur and name Shahpur Govardhanpur Khadar as a nearby locality. None of the sources describes how large these settlements are or where their lanes meet the planned blocks.

One project tag is disputed. A portal attaches Jaypee Greens Wish Town Klassic to Sector 131, but another portal places Wish Town Klassic in Sector 134, and this guide follows that placement. The portal's own list of places the sector is situated in is unreliable and was not used.

Overall the picture is moderately firm. Two portals agree on the Jaypee group housing, while the abadi names rest on this guide's village list and a handful of listing addresses.

Will Families Moving into Sector 131 Noida Find It Safe

Sector 131 Noida is a developing sector of gated Jaypee towers, some still under construction, with village housing nearby. No police or news reports tie crime to the sector itself. The main watch-outs are building sites beside occupied towers and the low-lying Yamuna-side village that flooded in July 2023.

A family moving into one of Sector 131's finished towers will likely share the sector with active construction for some time. One gated project is ready and occupied, while two phases of another remain under construction, and a further society also appears in listings. Independent houses in the Asgarpur village area complete the picture.

Inside a gated society, entry runs through a guarded gate. The exposure comes from what surrounds it: construction sites with changing workforces, temporary lighting and unfinished boundaries. Children's routes to play areas and school buses deserve particular attention where sites adjoin occupied blocks.

No police release or news item from 2022 to 2026 places an incident in Sector 131. The nearest police stations listed for the area include the Expressway police station in Sector 135, a listing that does not confirm jurisdiction.

Flood exposure is the clearest documented risk nearby. In July 2023, when the Yamuna and Hindon rose, Shahpur Govardhanpur Khadar was among 17 villages hit across the district, a news report said, and 3,137 people were moved to shelter homes district-wide. That village sits beside the sector and is listed with it; no report named the towers themselves.

Ask the society office how the boundary with neighboring construction sites is secured at night, and visit after dark to see whether the approach from Jhansi Rani Lakshmi Bai Marg is lit end to end. In the monsoon, ask the RWA how the low-lying edge toward the khadar drains.

Why Is Sector 131 Noida Hard to Reach by Metro

Noida Sector 83 on the Aqua Line is the nearest station to Sector 131 Noida, at about 3.58 to 3.9 km depending on the source. NSEZ and Noida Sector 137, also Aqua Line stops, are each about 4 km away, so no station is close.

Sector 131 falls between stations. Every stop that sources name for it sits more than 3.5 km away, and two sources agree that none lies within that range. The closest three are all on NMRC's Aqua Line.

Noida Sector 83, at about 3.58 km by a metro-locator site's count, is the nearest. NSEZ, the station serving the Noida Special Economic Zone, and Noida Sector 137 are each about 4 km away. All three are elevated stops that opened with the Aqua Line on Jan. 25, 2019, and all have trains north to Noida Sector 51 and south to Greater Noida.

The bus network fills part of the gap. A listing site names Sector 105, Sector 105 Indian Oil Pump and Jaypee as the stops serving the sector, but it gives no feeder route numbers, and no source lists e-rickshaw or shared auto fares for Sector 131.

Anyone timing a bus to a train should note that Aqua Line service runs from 6 a.m. to 10 p.m. Monday through Saturday, and 8 a.m. to 10 p.m. on Sunday, counted from the first and last departures at the end stations.

Which Expressway Exits Matter for Sector 131 Noida

The 45 m Jhansi Rani Laxmibai Marg, which divides Sector 131 Noida from Sector 133, gives a secondary route to the Noida-Greater Noida Expressway. Hazrat Nizamuddin is about 13.2 km away as the crow flies, and IGI Airport Terminal 1 about 23.7 km.

A property site calls the 45 m road a major artery and says it provides a secondary exit toward the expressway. The same site places the expressway near the sector but gives no interchange detail, and addresses in adjoining Sectors 132 and 135 cite the expressway as well.

Plans could change where that exit leads. As of July 2025, a cloverleaf interchange with the expressway at Jhansi Rani Laxmibai Marg had been proposed but not approved. A year later, a revised alignment for an eight-lane elevated expressway from the DND Flyway toward the Yamuna Expressway was reviewed by the Noida Authority and NHAI, with Sectors 125 to 135 on the route. Its project report was pending.

The Noida Authority also approved a 29 km four-lane Yamuna-Harnandi doab road in July 2026 as an alternative to the main expressway, which carries about 10 lakh vehicles a day. No construction schedule was given.

No road distances to hubs have been published for the sector. In a straight line, Anand Vihar Terminal is about 15.8 km away, Ghaziabad Junction about 16.9 km and Connaught Place about 19 km. Noida International Airport at Jewar is about 45.4 km.

A listing site puts average commutes to Unitech Info Space, Advant Navis and Wave City Center at 23 to 41 minutes. It names no bus stops.

The 45 m road is well established. Every expressway change listed here is a proposal, and none has a start date.

How Much of Sector 131 Noida Is Finished

Two Jaypee projects account for nearly all the named housing in Sector 131 Noida. Kensington Boulevard, with 2,500 units on 30 acres, is ready to move. The Orchards, with 1,133 units in its first phase, is still under construction, and Asgarpur village lies alongside.

Jaypee Kensington Boulevard is the sector's largest project. It covers 30 acres with 2,500 units, from studios to 4 BHK, and a property portal lists it as ready to move.

Jaypee Greens The Orchards is the second. Its first phase has 1,133 units on 13 acres, and a Phase II follows. The portal lists both phases as under construction.

Both sit inside Jaypee Greens Wish Town and fall under the Jaypee Infratech insolvency. The company was referred to the NCLT in August 2017. On May 24, 2024, the NCLAT approved Suraksha Group's resolution plan, which commits Rs 5,500 crore to complete about 20,000 homes in 159 towers. A July 30, 2026, report put completions at 84 towers and 7,913 homes across Wish Town, with occupancy certificates received for 42 towers covering 4,213 units. The figures are township-wide.

A third name, Viva City, appears in listings for Sector 131. A property portal places it in Sector 128, so its sector is disputed.

Village housing fills the remaining listings. Asgarpur, also spelled Asgerpur, offers independent houses for lease. Shahpur Govardhanpur Khadar is listed as a nearby locality, and Shahpur Govardhanpur and Sultanpur are the abadis usually tied to the sector. No source describes any of them.

The Jaypee projects are clear; the village pockets are named but not mapped or sized.

Are Schools and Hospitals Easy to Reach From Sector 131 Noida

Shastri Vidhya Mandir, a CBSE primary school running Nursery to Class 5, is the only school inside Sector 131 Noida. Jaypee Hospital in the adjoining Sector 128 is the nearest hospital, 1.3 km in a straight line, with 500 beds and a 24-hour emergency.

Jaypee Hospital is the obvious first stop for medical care. It stands 1.3 km away as the crow flies, holds NABH accreditation and takes emergencies without referral. Max Healthcare agreed in September 2024 to buy a 63.65 percent stake in Jaypee Healthcare, the company that runs it.

Other options are farther. Yatharth Super Speciality Hospital in Sector 110 is 3.3 km straight-line away, Felix Hospital in Sector 137 is 4.7 km, and Medanta Noida in Sector 50 is 7 km. J S Tomar Memorial Hospital is in Sector 132, opposite Step by Step School, with no distance published. The District Combined Hospital in Sector 39 is the government hospital.

For schooling past Class 5, families look to Sectors 128 and 132. Green Valley Modern School in Sector 128, CBSE to Class 8, is about 3.04 km away. Somerville International School in Sector 132 (Class 1 to 12) is about 3.19 km away. Heritage Xperiential Learning School in Sector 128 (Nursery to Class 12) is about 3.32 km off, and Delhi Public School in Sector 132 (Pre Nursery to Class 12) about 3.42 km.

The straight-line figures put Sector 132's schools closer. Delhi Public School there is 1.6 km away as the crow flies, Step by Step School 1.9 km and Genesis Global School 2.1 km.

School distances come from two methods that disagree, so both are shown; hospital road distances are not published.

Are Sector 131 Noida's Retail Complexes Open for Shopping

Sector 131 Noida lists two retail complexes of its own, Saya Piazza and SVG Galleria, and a Bharat Petroleum pump. For a supermarket, Reliance SMART Bazaar trades inside Paras One33 in Sector 133, about 0.6 km away. Logix City Centre and Spectrum Metro are each 6.8 km straight-line from the sector's center.

On paper, Sector 131 has its own shopping. A property portal lists Saya Piazza and SVG Galleria as retail shop projects in the sector, and a map service tags both as shopping malls. Neither source confirms that shops inside them are trading.

Fuel is one of the few services confirmed inside. G.C. Petroleums, a Bharat Petroleum outlet, appears in a property listing with a Sector 131 address.

The working supermarket is just outside, in Sector 133. Paras One33 is listed about 0.6 km away, and Reliance SMART Bazaar occupies its lower ground floor on Jhansi Rani Lakshmi Bai Marg.

An ICICI Bank branch is listed about 0.3 km away, with an ICICI Bank ATM about 1.0 km off. No pharmacy is named.

The villages linked to the sector, Shahpur Govardhanpur, Sultanpur and Asgarpur, appear in listings for independent houses, but no source describes a market in any of them.

Major malls and markets sit at almost identical distances from here. As the crow flies, Logix City Centre, Spectrum Metro and Brahmaputra Market are each 6.8 km away, The Great India Place is 6.9 km and DLF Mall of India is 7.0 km.

Fuel and a nearby supermarket are confirmed; whether the sector's own retail complexes are open is not.

Which Rents Apply in Sector 131 Noida Right Now

Ten 2 BHK flats on a listing site's page updated Sept. 19, 2026 put Sector 131 Noida's main rental at Rs 23,000 to Rs 33,000 a month. Furnishing explains most of the spread: in Jaypee Kensington Boulevard, semi-furnished units ask Rs 23,000 to Rs 25,000 and furnished ones Rs 32,000 to Rs 33,000.

Jaypee Kensington Boulevard is the ready society in Sector 131, with Jaypee Greens The Orchards still under construction, so most flat listings come from one complex. The listing site showed 20 listings on its Sept. 19 page.

Its 2 BHK units measure 1,040 to 1,107 sq ft. Smaller 600 sq ft units in the same society, listed as 1 RK or 1 BHK, asked Rs 17,000 to Rs 19,000 a month. Across the sector, three furnished or semi-furnished studio and 1 RK flats asked Rs 14,000 to Rs 19,000, and one semi-furnished 1 BHK asked Rs 19,000.

Larger homes are scarce. One unfurnished 3 BHK builder floor was listed at Rs 35,000. A rental portal had four rental listings in mid-October 2026, three of them semi-furnished or unfurnished 1 to 3 BHK independent houses in Asgerpur and KP1 at Rs 21,000 to Rs 40,000 a month.

Five PG listings on the Sept. 19 page, furnished and with food, quoted Rs 8,000 to Rs 15,000 a month as starting prices; White House pg lists twin and private rooms from Rs 10,000 to Rs 15,000.

Neither source publishes a rent trend for Sector 131.

What Is the Average Apartment Price in Sector 131 Noida

Apartments in Sector 131 Noida averaged Rs 9,250 per sq ft as of June 2026, according to a property portal page dated August 2026. A second portal, seen in mid-October 2026, listed flats from Rs 65 lakh for a 2 BHK to Rs 2.50 crore for a 4 BHK in Jaypee Kensington Boulevard.

The sector is made up of Jaypee projects, and the three priced individually sit close together. Jaypee Greens The Orchards Phase II is listed at Rs 9,450 per sq ft, Jaypee Kensington Boulevard at Rs 9,300 and Jaypee Greens The Orchards at Rs 8,700.

The portal's average rose in every quarter of the four it reports, as the table shows. It gives two percentage changes that do not match each other, so neither is repeated.

The second portal held 32 sale listings, three on display, and published no per sq ft figure. No plot, builder floor or villa prices appeared for the sector.

For the wider Noida Expressway market, ANAROCK reported an average of Rs 8,400 per sq ft in the September 2024 quarter, in data published Dec. 28, 2024.

Circle rates are the district's minimum values for stamp duty, not prices. The list notified Aug. 8, 2019, and effective Aug. 1, 2019, gives Sector 131 residential plots Rs 52,500 to Rs 60,400 per sq m by road width, and group housing flats Rs 50,000 per sq m of covered area.

One portal supplies the averages; the second adds whole-unit asks but no rate, and neither dates beyond October 2026.

Who Will Feel at Home in Sector 131 Noida

Large ready societies and a major hospital close by make Sector 131 Noida a good match for renters. Jaypee Kensington Boulevard offers everything from studios to four-bedroom homes, but the metro is a long ride away and two other Jaypee phases are unfinished.

Singles and couples are a strong fit because the size range is wide. Studio and single-room flats were listed at Rs 14,000 to Rs 19,000 a month on a listing site updated Sept. 19, 2026, and two-bedroom flats at Rs 23,000 to Rs 33,000. Saya Piazza and SVG Galleria supply shopping inside the sector.

Families who value quick hospital access are a second fit. Jaypee Hospital in Sector 128 is about 1.3 km away in straight-line distance, and Shastri Vidhya Mandir is named inside the sector.

Buyers wanting a ready home should look at Jaypee Kensington Boulevard, which is shown as ready to move. Jaypee Greens The Orchards and its second phase are still under construction and fall within the Jaypee Wish Town completion work that the Suraksha Group took on after Jaypee Infratech's insolvency. Buyers there should confirm the tower's occupancy certificate status before paying.

Daily metro riders should look elsewhere. The nearest listed station, Noida Sector 83 on the Aqua Line, is about 3.6 km away, so every metro trip starts with a cab or auto. A Yamuna-Harnandi doab road approved in July 2026 as an alternative to the Noida-Greater Noida Expressway could ease drives later, but it remains an approval for now.

Bottom line: a comfortable society base for renters who drive or take cabs, less so for anyone tied to the metro.
