Why Do Gadarpur Listings Change the Sector 99 Noida Pin Code
The Sector 99 Noida pin code is 201304, delivered by Maharshi Nagar S.O in Sector 110. Some Gadarpur listings print 201303, the Sector 37 code, but the Noida Authority MIG Flats at Gadarpur and Green View Apartments both carry 201304. One establishment plus portal consensus makes the confidence medium.
Gadarpur is the name attached to part of Sector 99 Noida, and a few listings under that name switch the code to 201303. The switch has no postal basis. Code 201303 belongs to Sector 37 Noida S.O, whose beat ends well before Sector 99. The Noida Authority MIG Flats in Gadarpur are listed with 201304, and so are the Green View Apartments, which is the Maharshi Nagar code.
At a glance
- Pin code: 201304
- Alternate: 201303, some Gadarpur listings; do not use
- Delivery office: Maharshi Nagar S.O, Sector 110
- Office inside Sector 99: none
- Counter office: Maharshi Nagar S.O
- Branch offices on the code: Baraula B.O (Sector 49), Gejha B.O (Sector 93), Chhaprauli Bengar B.O (Sector 167)
- Village abadi: none recorded
- Shared with: 32 sectors, nearest Sectors 98, 100, 101, 102 and 104
- Chain: Noida Head Post Office (201301), Gautam Buddha Nagar division, Lucknow HQ region, Uttar Pradesh circle
- Confidence: Medium
Medium confidence means one establishment address is confirmed and the portals mostly agree. The MIG Flats and Green View Apartments listings come from the same source, so they count as one verified point rather than two. A second independent address, say a bank branch or a school, would move the rating to high.
Who delivers
Maharshi Nagar S.O in Sector 110 delivers to the sector and runs the only counters on the code, so Speed Post, Registered Post, Aadhaar updates and savings accounts are handled there. No post office sits inside Sector 99.
The address for a flat should read: Flat number, Block, Noida Authority MIG Flats, Gadarpur, Sector 99, Noida, Uttar Pradesh 201304. The Gadarpur line is helpful to the carrier but does not alter the code. Bank KYC and online checkout forms will accept 201304 against Sector 99 without a flag.
In the digits, 2 is the northern zone, 20 is Uttar Pradesh, 201 is the Ghaziabad sorting district that also serves Gautam Buddha Nagar, and 304 is the Maharshi Nagar office.
How Close Is Sector 99 Noida to Central Noida
Sector 99 is a residential sector of Noida, administered by the NOIDA Authority. This guide puts it in the Noida Expressway North belt for Sectors 92 to 108, yet locality listings pair it with Sectors 44, 45 and 46, which one locality source treats as central Noida.
Closer than its belt name suggests. Sector 99 is filed with the expressway sectors, but its listed neighbors split almost evenly between central sectors and expressway ones. That split is the most useful fact about its position.
A listing page for the sector also names DLF Mall of India and Logix City Centre among nearby places. Both sit elsewhere in Noida, so neither should be read as a landmark of Sector 99.

Administratively, this is a NOIDA Authority sector in Gautam Buddha Nagar district, Uttar Pradesh, zoned residential. The Noida Expressway North label is a grouping used in this guide rather than an official zone.
Roads that frame the sector
A locality source places Sector 99 near the Noida-Greater Noida Expressway and treats it as the main access route. Dadri Main Road, Vishwakarma Road and Amrapali Marg are named as connecting roads. None is documented as a boundary, so they describe how the sector links outward rather than where it ends.
Inside, three named spots work as locators: Sector 99 Central Green Park, Triangular Park and the Supreme Towers complex. No village abadi lies inside, though Gadarpur and Sadarpur appear as nearby villages.
The neighbors in the table come from locality listings and carry no boundary statement or direction. One detailed locality source supplies the roads and distances, so the general position is clear, but nothing published fixes the edges.
Are the Flats in Sector 99 Noida Authority Built or Private
Both. Sector 99 Noida is a planned residential sector of the NOIDA Authority that combines Authority-built HIG and MIG flats with private group housing and plotted independent houses. All five projects a portal lists are ready to move. No village abadi is confirmed inside.
Sector 99 is one of the sectors where the NOIDA Authority built housing itself, not just allotted land to developers. Listings name HIG Flats, Noida Authority Apartment and Noida Authority HIG and MIG flats, and two portals agree on them.
That matters more than it sounds. The Authority builds flats in set categories, Sharmik Kunj, EWS, LIG, MIG and HIG, and those categories carry their own fixed charges when a flat is resold and the Transfer Memorandum is issued. An Authority flat and a private society flat both need a Transfer Memorandum on resale, but only the Authority flat's charge follows a fixed category schedule.
Private group housing sits alongside. Supreme Towers offers three-bedroom units, Sunshine Apartment has 400 one-bedroom units, and Best View Apartments and Green View Apartments complete the named stock.
At a glance:
- This guide's class: residential
- Authority flats: HIG and MIG
- Private group housing: Supreme Towers, Sunshine Apartment
- Plotted: independent houses in Block B
- Status: all five listed projects ready to move
- Village abadi: none confirmed; Gadarpur in addresses only
The plotted part is in Block B, where listings show independent houses. A central green park and a triangular park are tied to the sector as landmarks.
This guide classes Sector 99 as residential, and the sources agree. A portal calls it a well-known residential area.
Gadarpur appears in several listing addresses, including one written as 67 b lig, Gadarpur, but no source confirms that the village lies inside the sector. No abadi is placed here.
Two portals agree on the Authority and private split. No authority document has been found, and the NOIDA Authority's sector plan is the final word on pocket and block uses.
Is Sector 99 Noida Safe for Women Walking Home After Dark
Sector 99 Noida is a settled mix of authority flats, small apartment blocks and plotted houses, and no police or news report found records a crime pattern here. Its one documented weak point comes from residents themselves: smaller connecting roads need more streetlights, which matters most for anyone walking home late.
"More streetlights are needed on smaller connecting roads to make travel safer at night," says one resident review on a listing site. It is a modest complaint, and a useful one, because it points to the exact stretch where a woman returning late is most likely to feel exposed: the link roads between the main arteries and the housing blocks.
Nothing more serious surfaces. No police press release, news report or authority notice reviewed for this page records an incident in Sector 99, and no source describes a pattern of harassment or snatching here.
Much of the housing is Noida Authority HIG and MIG flats, which typically sit in clusters without a single gated perimeter. Small group housing such as Supreme Towers and Sunshine Apartment, with about 400 units, adds gates and guards, while independent houses in Block B open straight onto the street. The Central Green Park and a triangular park give the sector open space that is pleasant by day and empty at night.

Sector 126 chowki listed nearby |
1090 and 112 |
The nearest police post listed for the area is the Sector 126 police chowki on the Noida-Greater Noida Expressway. No police source confirms which station covers Sector 99, and residents should find out before they need to.
Statewide measures add a layer. Under Mission Shakti 5.0, launched in September 2025, every call to the 1090 women's helpline is to be resolved promptly and female beat officers are assigned to wards. In an emergency, 112 reaches the police control room.
A woman considering a flat here should walk from the nearest bus or auto stop to the building at 10 p.m. along the smaller roads, not the main road, and note where lights are out.
The picture is moderately firm. It rests on built form and a consistent resident observation about lighting, not on police statements about the sector.
Why Do Sources Disagree on the Metro Distance From Sector 99 Noida
Noida Sector 101 on the Aqua Line is the nearest metro station to Sector 99 Noida, but sources put it anywhere from about 2.3 km to about 4.2 km away. Noida Sector 76, Golf Course and Botanical Garden are the other stations sources name for the sector.
Two sources, two pictures. A listing site puts Noida Sector 101 at about 4.2 km from Sector 99 and Botanical Garden at about 4.5 km. A metro-locator site puts Noida Sector 101 at about 2.3 km, Noida Sector 76 at about 2.4 km and Golf Course at about 2.5 km. Neither says whether its figures are straight-line or road distances, or where in the sector it measures from.

Both agree on the first station: Noida Sector 101 on NMRC's Aqua Line. The station's official address lies in Sector 79, on the edge of the sector it is named for. It has parking but no feeder bus service, according to a listing site. Noida Sector 76 is the next stop north, on the way to Noida Sector 51 and the skywalk to Noida Sector 52 on the Blue Line.
Golf Course and Botanical Garden are both DMRC Blue Line stations; they offer a ride toward Noida City Centre and Delhi without going through Noida Sector 51. Botanical Garden is also the Magenta Line's terminus, the change point for south Delhi.
What changes next is the Aqua Line branch from Noida Sector 142 to Botanical Garden, approved by the Union Cabinet in February 2026. Its route along the Expressway lists a stop at neighboring Sector 97. A September 2026 report says L&T won the civil work, and service is expected around 2029.
Given the spread, a range of about 2.3 to 4.2 km to Noida Sector 101 is the fairest answer. No source gives last-mile fares specific to Sector 99.
What Are the Main Routes Out of Sector 99 Noida
Most trips from Sector 99 Noida start on the Noida-Greater Noida Expressway, which a listing site calls the main access route. The same site gives Hazrat Nizamuddin at about 15.5 km and Anand Vihar Terminal at about 17.2 km, without saying how either was measured.
Residents who do not drive face a gap. Undated reviews say autos are scarce on smaller roads outside peak hours, connecting roads need streetlights and walking paths need work. No bus route is listed for the sector.
Three named roads tie Sector 99 into the wider grid: Dadri Main Road, Vishwakarma Road and Amrapali Marg. The six-lane underpass outside the Noida Authority office in Sector 96, reported in January 2021 as about 19 percent complete with a September 2021 target, was planned to serve Sectors 96 to 99. Later sources do not confirm when, or whether, it opened.
The listing site's IGI Airport figure is about 32.5 km, again with no method or travel time. An older listing gives Hazrat Nizamuddin at the same 15.5 km. No mapped point exists for the sector, so straight-line comparisons cannot be offered.
Toward Delhi, the expressway leads to the Mahamaya Flyover, then either the toll-free DND Flyway toward Nizamuddin or the Chilla border road toward Mayur Vihar. The Chilla elevated road, 47 percent built in April 2026 with a July 2027 target, is meant to lift traffic over the at-grade jams on that second route. Southbound, Pari Chowk leads to the Yamuna Expressway and Noida International Airport, where flights began on 15 Jun 2026.
From Sector 99 to...
- Hazrat Nizamuddin: about 15.5 km (listing), via the expressway and DND Flyway
- Anand Vihar Terminal: about 17.2 km (listing)
- IGI Airport: about 32.5 km (listing), traditionally via the DND, Ashram Chowk and NH-48
- Noida International Airport: no published figure; via Pari Chowk and the Yamuna Expressway
Road names and listing distances agree across sources. Transit detail is the weak spot.
How Is Sector 99 Noida Split Between Authority and Private Housing
Noida Authority flats and mid-size ready apartment societies make up Sector 99 Noida, along with a plotted block of independent houses. HIG Flats and Noida Authority Apartment are the Authority schemes, while Supreme Towers and Sunshine Apartment are the best-known private names. Everything listed is ready to move.
Sector 99 is a finished residential sector. A property portal lists five projects here, all ready to move, and no new launch or under-construction tower is named.
Authority housing. HIG Flats holds Noida Authority HIG and MIG flats. Noida Authority Apartment is a second Authority block. No unit counts or allotment years are published for either, so a buyer should ask for the original Authority allotment and transfer papers in the seller's chain.
Private societies. Sunshine Apartment is the largest with a published size: 400 one-bedroom units. Supreme Towers offers 3 BHK flats. Best View Apartments is also ready. Green View Apartments is named by a listing site, but it does not appear on the portal's list, so confirm its sector on the society's own documents. No developer is named for any of these four.
Plotted housing. Block B is made up of independent houses.
Village land. Gadarpur appears in several addresses, such as one reading "67 b lig, Gadarpur," but it has not been confirmed as lying inside Sector 99.

What Is the Nearest School and Hospital to Sector 99 Noida
Kidzee Play School, about 0.3 km away, and PrimaCare ClearMedi Multispeciality Hospital in Sector 104, about 1.1 km away, are the nearest facilities a listing site names for Sector 99. Neither has a Sector 99 address, and no school or hospital inside the sector has been found.
Both distances are measured from a housing project in the sector and do not state a method, so treat them as approximate. Kidzee is a preschool. No primary or secondary school is listed with a distance from Sector 99. Pathways School Noida, an IB school with a Sector 100 address, is the closest larger school with a confirmed address, though no distance from Sector 99 is published for it.
PrimaCare ClearMedi, also known as Prima Care Super Speciality Hospital, is a private multi-specialty hospital in Block A, Sector 104. Its beds and emergency hours are not published, so a phone call to confirm them is worth making now rather than at 2 a.m.
- Nearest school: Kidzee Play School, pre-primary, about 0.3 km
- Nearest hospital: PrimaCare ClearMedi Multispeciality Hospital, Sector 104, about 1.1 km
- Inside Sector 99: no school or hospital found
- Government options: ESIC Model Hospital, Sector 24; CGHS dispensary, Sector 82
- Distances to government options: not published
For a confirmed round-the-clock emergency department, the large hospitals in this part of Noida are Yatharth Super Speciality Hospital in Sector 110, with 250 beds and NABH accreditation, and Jaypee Hospital in Sector 128, also NABH accredited. No distance from Sector 99 is published for either.
ESIC Model Hospital in Sector 24 serves ESI-insured residents. For central government employees and pensioners, CGHS runs a dispensary at Kendriya Vihar II in Sector 82.
Coverage is thin on schools beyond preschool and on hospital emergency details.
Which Nearby Sectors Does Sector 99 Noida Shop In
No market inside Sector 99 has a published listing, so residents shop in nearby sectors: the Sector 104 markets and a 24SEVEN store there, and Sanjana Super Mart in Sector 105. A listing site calls Logix City Centre in Sector 32 one of the closest bigger destinations; no distances are published.
Sector 99 is an established block of ready flats, including Noida Authority apartments and HIG flats, and a listing site calls it a well-known residential area. Even so, no published source names a market, kirana row or weekly bazaar inside it. Gadarpur appears in many local addresses, but no source confirms it sits within the sector or describes its shops.
Daily shopping therefore points outward. Reviewers name the Sector 104 markets as a regular option, and the 24SEVEN convenience store trades from Block HA in Sector 104. Sanjana Super Mart, a supermarket, carries a Sector 105 address in a business directory. A listing site also names the Sector 46 market as nearby.
For bigger trips, a listing site calls Logix City Centre one of the closest shopping destinations to Sector 99. The mall opened on March 27, 2016, with about 600,000 sq ft of retail space and was bought by Bhutani Infra in November 2024. Sector 18 Market, described as a busy shopping and dining area, is the other named option.

What Should a Tenant Budget for a Flat in Sector 99 Noida
Plan on Rs 23,000 to Rs 35,000 a month for a 2 BHK in Sector 99 Noida, based on a rental portal's September 2026 page drawn from nine listings. The same page puts a 1 BHK at Rs 15,000 to Rs 22,000 and a 3 BHK at Rs 36,000 to Rs 55,000.
Sector 99 is an established housing sector made up of ready-to-move projects such as Supreme Towers, Sunshine Apartment, HIG Flats and Noida Authority Apartment. Across all sizes, the September 2026 page gives a range of Rs 15,000 to Rs 55,000 a month. A second property portal's page for the sector says its rental rates are not detailed, so there is no second average to set against these bands.

| 4 BHK, no society named |
Rs 32,000 a month |

Those mid-October 2026 listings raise questions worth putting to the landlord. The unfurnished 1 RK in the MIG Flats asks more than the semi-furnished one near Supreme Apartments, and both sit inside the 1 BHK band. The two 4 BHK asks, Rs 85,000 for a house and Rs 32,000 for a flat with no society named, are far apart, so size, floor and what is included should be confirmed.
Tenants planning to share a flat should know the state rule on subletting. Under the UP Regulation of Urban Premises Tenancy Act, 2021, a tenant may not sublet any part of a home without a supplementary agreement with the landlord, reported jointly to the Rent Authority within two months.
How firm this is: one dated page resting on nine listings, plus four recent listings that do not all fit its bands.
What Do Registered Sales Show for Sector 99 Noida
Registered sales in Sector 99 Noida averaged about Rs 8,100 per sq ft on a property portal page dated August 2026, built from 46 transactions worth Rs 30 crore between March 2025 and February 2026. That deed-based figure is the steadiest price guide for the sector.
The portal's registered average moved from Rs 7,947 per sq ft in March 2025 to Rs 8,196 in December 2025. These numbers record what buyers paid rather than what sellers asked.
Asking prices on a listing site in October 2026 cover a wide span, from Rs 28.25 lakh to Rs 9.4 crore. That site's headline sector average is pulled up by a single high-value standalone building, so it is not used here.
By society, Green View Apartments has a 2,000 sq ft two-bedroom at Rs 1.50 crore and a 2,000 sq ft three-bedroom at Rs 2.35 crore. Best View Apartments lists a 775 sq ft one-bedroom at Rs 75 lakh, and the NOIDA Authority HIG and MIG flats include a 770 sq ft one-bedroom at Rs 80 lakh.
Sunshine Apartments shows the smallest units: a 440 sq ft studio at Rs 20 lakh and a 360 sq ft one-bedroom at Rs 35 lakh.

Official rates come from the district circle rate list notified Aug. 8, 2019, and effective Aug. 1, 2019. Group housing flats in Sector 99 are valued at Rs 50,000 per sq m of covered area, and residential plots fall in Band B, from Rs 72,000 per sq m of plot area on roads up to 12 m to Rs 82,800 above 24 m. These are minimums for stamp duty, not market prices.
Since a July 22, 2025, UP Cabinet decision, property bought in a woman's name carries stamp duty of 6 percent instead of 7 percent for values up to Rs 1 crore. Sources disagree on how the concession applies to joint purchases, so the sub-registrar's office is the place to confirm it.
How firm: two sources; the registered average runs through February 2026 and the asks date from October 2026.
Should First-Time Renters Shortlist Sector 99 Noida
First-time renters and small households looking for a one-bedroom in a settled, authority-built sector will find Sector 99 Noida a reasonable option. Sunshine Apartment alone holds hundreds of one-bedroom units, but the metro is a longish ride away and autos thin out on side roads.
The sector answers the most basic renter question, whether flats are available now, with a clear yes. Noida Authority HIG and MIG flats, Noida Authority Apartment, Supreme Towers and Sunshine Apartment are all ready to move, and Block B adds independent houses. Sunshine Apartment is built around one-bedroom units, which suits singles and young couples.
Cost is the next check. A listing site in September 2026 put one-bedroom rents at Rs 15,000 to Rs 22,000 a month and two-bedroom rents at Rs 23,000 to Rs 35,000.
Transport is where a renter should slow down. Noida Sector 101 station is listed about 4.2 km away, and undated resident notes say autos are scarce on smaller roads outside peak hours and that connecting roads need better streetlights and walking paths. Anyone without a vehicle should try the trip after dark before signing.
Buying is possible for those who prefer it: a property portal counted 46 registered transactions between March 2025 and February 2026, and ready flats mean no possession wait.
Metro-dependent commuters, and parents who want a school or market inside the sector, should look elsewhere, since none is listed.
Pros
- Plenty of ready one-bedroom flats
- Authority-built housing with a resale market
- Mid-range rents for small households
Cons
- Metro station a long ride away
- Autos scarce on side roads off-peak
- No school or market listed inside
Bottom line: A good starter-flat sector for renters with their own wheels; car-free commuters will feel the distance.
