Brigade Group acquires 5.41-Acre Parcel in Chennai’s Velachery for ₹441.70 crore

Brigade Group Ltd., the flagship company of Brigade Group, has consolidated its position in Chennai by acquiring a 5.41-acre land parcel on Velachery Road for ₹441.7 crore. Located adjacent to Phoenix MarketCity, the site is among the most desirable addresses in the city, benefiting from dual connectivity to Chennai’s IT corridor (OMR) and the Central Business District (CBD). The transaction was managed by Knight Frank India, who noted that the deal signals rising demand for premium residential spaces in Chennai.

The proposed development has a potential of 0.8 million sq. ft., with a projected gross development value of ₹1,600 crore, and will be positioned as a high-end residential project catering to aspirational homebuyers. Brigade’s leadership described Chennai as its second-most important market after Bengaluru, citing robust economic fundamentals, infrastructure growth, and strong demand drivers.

This move adds to Brigade’s already expanding footprint in Chennai. The developer has announced a luxury 6.5-acre project in Sholinganallur with towers up to 43 storeys and a mixed-use joint development in West Chennai of over 1 million sq. ft. Together, these projects reflect an ₹8,000 crore investment pipeline in the city. The Velachery acquisition thus serves not only as a marquee residential play but also as a signal of Brigade’s intent to shape Chennai’s skyline with world-class urban developments.
