Which of Four Pin Codes Belongs to Techzone 4 Greater Noida West
Techzone 4 Greater Noida West uses pin code 201306, delivered by I.A. Surajpur S.O. CBSE records for Sarvottam International School at Plot 6 and Lotus Valley International School at Plot 20A both print it. Three other numbers appear on records in the sector, 201308, 201009 and 201304, and each is explained by an office that is not this one.
Techzone 4 mixes IT plots with group housing, and its records mix pincodes just as freely. Four numbers show up. Only one, 201306, is the code of the delivery beat, and two school records on the CBSE register settle it: Sarvottam International School at Plot 6 and Lotus Valley International School at Plot 20A. Two establishment addresses make this a high-confidence code.

The Ryan record is the easiest to dismiss: 201308 was the old Alpha Greater Noida code, India Post retired it, and that office now carries 201310. The NTT listing's 201009 is a Ghaziabad district number that drifts across the border. The Axis record's 201304 belongs to a Noida beat and does not reach Techzone 4.
Because the sector is mixed-use, the address line changes with the plot. An office or data centre writes: Company name, Plot number, Techzone IV, Greater Noida West, Gautam Buddha Nagar, Uttar Pradesh 201306, and carries that string onto GST and Udyam registrations. A flat writes: Flat number, Tower, Society name, Techzone IV, Greater Noida West, Gautam Buddha Nagar, Uttar Pradesh 201306, and uses it for KYC and e-commerce checkouts.
Code 201306 is shared with 7 other sectors, the nearest being Sector 1, Sector 2, Sector 3, Sector 4 and Sector 10. No post office stands inside Techzone 4. Counters for Speed Post, Registered Post and Aadhaar are at I.A. Surajpur S.O and at CRPF Greater Noida S.O, which does counter work only. Bisrakh B.O and Kulesra B.O are branch offices on the code.
The chain runs to Noida Head Post Office (201301), the Gautam Buddha Nagar division, the Lucknow HQ region and the Uttar Pradesh circle. The digits decode as northern zone 2, Uttar Pradesh 20, Ghaziabad sorting district 201, which also serves Gautam Buddha Nagar, and delivery office 306.
What Is the Location of Techzone 4 Greater Noida West
Techzone 4 is an IT and mixed-use zone with group housing in Greater Noida West, developed by GNIDA in Gautam Buddha Nagar district. It sits in the Greater Noida West belt near the Greater Noida West Link Road, about 1.5 km from one of its projects, with Sectors 16 and 16B and Knowledge Park V listed alongside it.
Techzone 4, also written Techzone IV, is a GNIDA zone in Greater Noida West, Gautam Buddha Nagar district. Its land use is IT and mixed, with group housing allowed, which makes it one of the few pockets of the Greater Noida West belt that is a work zone and a residential zone at once.
A developer blog calls it "a well-developed pocket of Noida Extension" and "a major hub for both residential and commercial developments."
The Artha SEZ and the Artha Mart commercial complex are the landmarks inside the zone, and they are the features most accounts use to describe it.
Corners of the zone, as listed
- Sector 16 and Sector 16B, listed at 0.77 to 1.33 km
- Sector 1, the Bisrakh-side sector
- Knowledge Park V, the institutional zone
- Greater Noida West Link Road, 1.5 km from one project
Each entry is a nearby-locality listing. No published plan states a boundary with any of them, and no direction is given, so the three neighbors are best read as the sectors that share this part of the belt with Techzone 4.
Roads that frame it
The Greater Noida West Link Road, also called the Noida-Greater Noida Link Road, is the arterial; the zone is described as "a high-end housing and commercial area near Greater Noida West Road." Samrat Ashok Road is named for the zone in a developer FAQ.
Bisrakh Road and Surajpur Kasna Road are named for projects, and NH-24, now NH-9, is 6 km from one project. An elevated road from Ek Murti Chowk to NH-9, about 4 km long and under construction, is cited for the zone.
Wider map anchors come from an older developer article and should be read as approximate: Noida City Centre metro station at 11 km, the Noida Expressway at 21 km and the Yamuna Expressway at 22 km. Ek Murti Chowk has no stated distance.
The zone's position near the Link Road and its Artha landmarks are well documented, but no source describes its outline. The GNIDA site plan is the document to consult for its edges.
Is Techzone 4 Greater Noida West a Tech Zone or a Housing Pocket
Techzone 4 Greater Noida West is a planned GNIDA zone that this guide classes as IT and mixed use with group housing, and in practice it reads mostly as a residential pocket. Society projects such as Ace Aspire and Nirala Estate Phase 2 dominate, while its IT anchor remains unconfirmed.
Names in Greater Noida West can mislead. GNIDA gave this zone a technology label, and this guide classes it as IT and mixed use alongside group housing, yet nearly every source describes Techzone 4 through its apartment projects.
Ace Aspire is typical: about 1,000 units on 7 acres, bundled with its own commercial complex. Nirala Estate Phase 2 adds another high-rise society. A property news profile calls the zone a well-developed pocket of Noida Extension with dozens of residential and commercial projects.
The technology side is harder to pin down. Artha SEZ and Artha Mart are linked to Techzone 4 in some accounts, but no source available for this guide confirms the SEZ, its size or its occupants.

A developer's overview still notes multiple upcoming launches, so building continues on the remaining plots even as the older societies fill. The zone is best described as largely developed.
The township behind the zone rests on settled acquisitions. When an Allahabad High Court full bench ruled on Oct. 21, 2011, it upheld acquisitions in most Greater Noida West villages but awarded farmers up to 64.7% extra compensation and developed abadi plots equal to 10% of their land.
No source ties a named village abadi to Techzone 4. The villages of Greater Noida West, from Bisrakh to Devla, are listed for the township rather than for this zone, and no block or pocket layout has been published.
Project overviews make the residential side firm. The IT side remains a label more than a confirmed land use.
Do Offices and Homes Side by Side Make Techzone 4 Greater Noida West Feel More Secure
Techzone 4 blends gated group housing with an office and retail complex, so the area stays busy across more hours than a purely residential sector. No crime reports tied to the sector were found; the things to watch are office parking areas after hours and the construction zone along a planned elevated road.
Mixed sectors work in a resident's favor during the day. Ace Aspire, about 1,000 flats on seven acres with its own commercial complex, and Nirala Estate Phase 2 sit near the Artha SEZ and Artha Mart office and retail block. Office staff, shoppers and residents overlap from morning into evening, which keeps roads and frontages watched.
The downside shows up late. Once offices empty, large parking areas and the lanes around them go quiet, and an office block's guards watch their own building, not the street. Residents walking past at night may find more empty space than the daytime bustle suggests.
A four-kilometer elevated road from Ek Murti Chowk to NH-9 is under construction through the area's road network. Roadwork of that scale brings barricades, diverted traffic and temporary dark patches under and beside the structure until it is finished and lit.
No published report names the police station covering Techzone 4. Bisrakh and Ecotech 3 are the Greater Noida West stations on the district list.
Vehicle theft is the largest of the property-crime counts police released for 2023: 1,098 cases across the whole district, down from 1,336 in 2022. Those are district-wide figures and say nothing about this sector, but they make covered, guarded parking worth checking anywhere with large lots.
No dated incidents, flooding or lighting complaints tied to Techzone 4 surfaced in police releases or news coverage.
Visit after offices close, around 9 p.m., and walk from the office complex to the nearest housing gate. Note how parking areas are lit and whether guards are visible outside the buildings.
The read is thin, drawn from the sector's mix of uses, with no reported incidents to weigh.

Is Techzone 4 Greater Noida West Within Reach of a Metro Line
Noida City Centre on the DMRC Blue Line is the station a listing site names for Techzone 4 Greater Noida West, about 11 km away; the source does not say how the distance was measured. No metro runs in Greater Noida West, and no source names a planned station inside Techzone 4.
Within reach by road, not on foot. The only published figure comes from a project overview on a listing site, which gives 11 km to Noida City Centre. That station opened on Nov. 12, 2009, and served as the Blue Line terminus until the 2019 extension to Noida Electronic City. DTC routes including 34, 323 and 555 stop there.
Other Blue Line stations may be closer. Noida Sector 52 is the default station for most of Greater Noida West, and it connects to the NMRC Aqua Line at Noida Sector 51 by a skywalk opened on Aug. 28, 2026. No source measures the route from Techzone 4 to Sector 52, though.
The planned Aqua Line extension does not reach this far. Its revised 8.4 km alignment runs from Noida Sector 61 to Greater Noida West Sector 4 at Gaur Chowk; the Public Investment Board cleared it on July 22, 2026, and Union Cabinet approval was awaited as of Sept. 24, 2026. An earlier 2024 plan that continued to Knowledge Park V, beside Techzone 4, was cut back.
Across Greater Noida West, a news report found shared autos to Noida Sector 52 at about Rs 40 one way and private autos at Rs 150 to 200. No source gives feeder or e-rickshaw options specific to Techzone 4.

What New Roads Are Planned Around Techzone 4 Greater Noida West
Today, Techzone 4 Greater Noida West is reached from the Greater Noida West Link Road, about 1.5 km from one project, and from NH-9, about 6 km from another. Ghaziabad Junction is about 6.4 km away in a straight line, while several larger roads meant to serve the area remain on the drawing board.
A developer and several listings add Samrat Ashok Road, Bisrakh Road and the Surajpur Kasna Road as local connectors. A listing site's locality notes flag a lack of frequent public transport, so road vehicles carry most of the load.
The nearest planned change is the Ek Murti Chowk-NH-9 elevated road. A developer describes this 4 km link through Shahberi and Crossings Republik as under construction, but a May 2025 report said GNIDA's board had approved it in March 2025 and NHAI was still preparing the design, at about Rs 400 crore. Until work is confirmed, it should be read as approved, not built.
For the airport, YEIDA approved a 25 km road in October 2025 from the 130 m road near Char Murti through Sirsa, Aleda and Thora villages to Noida International Airport. The Rs 1,700 crore project, most of it land cost, had a near-final alignment, and NHAI is to build it. A separate 3 km link from the 130 m road to the 120 m Yamuna City road was still at the design stage in August 2025.

Those projects matter because the airport trip is long today. Noida International Airport is about 49.9 km away in a straight line, and a March 2026 news report put the road trip from Noida Extension at about 60 km and 1 hour 15 minutes.
Other hubs are closer. Anand Vihar Terminal is about 13.8 km and Hazrat Nizamuddin about 18.2 km in a straight line, with IGI Terminal 1 about 31.2 km.
Today's roads are documented. The planned ones carry approval dates but no opening dates, so none should be counted on yet.
How Housing and Data Centers Share Techzone 4 Greater Noida West
Despite its IT name, Techzone 4 Greater Noida West is dense high-rise housing first, with Ace Aspire, Gaur Saundaryam and a cluster of Amrapali and Nirala projects. A smaller technology strip holds NTT's Noida DC2A data center and the Artha Infratech IT and ITES SEZ.
Ace Aspire is one of the few projects with published size: about 1,000 units on 7 acres, with its own commercial complex. Listing sites mark Gaur Saundaryam, ABA Cherry County by ABA County Group, Sarvottam NX One and Hawelia Valenova Park as ready. Nirala World's Nirala Estate has a ready Phase I and an under-construction Phase II.
Possession is listed for September 2027 at CRC Joyous, December 2028 at Nirala Trio and December 2029 at Bhutani Grandthum. NBCC Aspire Enchante is under construction without a published date.
Several Amrapali-branded projects appear as under construction: Centurian Park Phases I and II, Courtyard, Verona Heights and Tropical Garden. How their completion is being handled, whether through NBCC or another court-monitored route, has not been confirmed in these sources.
The technology side is smaller but specific. NTT's Noida DC2A data center stands at Plot No. 18, Tech Zone IV. Artha Infratech's SEZ at Plot No. 21 began as an electronic hardware and software zone, now covers IT and ITES, and was partly denotified on Dec. 30, 2021.
Listing sites tag a dozen more names, among them Fusion Homes, La Residentia, JM Florence, Newtech La Palacia, Himalaya Pride and Spring Meadows.

Where Do Techzone 4 Greater Noida West Households Buy Groceries
No market inside Techzone 4 Greater Noida West is named in published sources. An Axis Bank branch sits about 0.8 km away and the Gaur Chowk commercial belt about 3.8 km off. D-Mart and Reliance Smart Bazaar are cited as supermarket options, without distances.
Techzone 4 is a mixed pocket of Noida Extension with dozens of residential and commercial projects, from Amrapali Terrace Homes and Verona Heights to ABA Cherry County, Irish Pearls and Nirala Estate. A developer blog says more launches are on the way.
For groceries, a property listing site's overview of the area cites D-Mart and Reliance Smart Bazaar among local supermarkets. It gives no address or distance for either, so their exact locations relative to the sector are unclear.
Banking is closer at hand: an Axis Bank branch is about 0.8 km away. The Gaur Chowk commercial belt, home to Gaur City Mall and Gaur City Centre, is about 3.8 km away.
Measured as the crow flies from the middle of the sector's housing projects, the Gaur City 1, 4th Avenue shops are 2.8 km away, Gaur City Arcade 3.4 km and the Gaur City 2, 14th Avenue market 3.6 km. Spectrum Metro is 6.5 km away.
Street vending has drawn official attention. In June 2025 the Greater Noida Authority removed illegally parked vendor stalls and carts outside the Mayfair Society shopping complex in Techzone 4 and warned that repeat offenders would have their goods confiscated. No weekly bazaar, pharmacy or fuel station has been published.

Office space in Techzone 4 Greater Noida West averaged Rs 8,900 per sq ft in a property portal's September 2026 data, and offices in IT or SEZ buildings Rs 6,150. Apartments, which make up most of the stock, averaged Rs 8,650 per sq ft in the same data.
Shops carry the highest asks, averaging Rs 31,750 per sq ft in September 2026. The Gaur Saundaryam High Street project listed at Rs 11,100 per sq ft.
On the residential side, ready-to-move projects averaged Rs 8,770 per sq ft across 46 projects (the page text says 45), and under-construction projects Rs 8,350 across 18. Villas averaged Rs 12,450 per sq ft.

Sobha's guide, published Aug. 5, 2026, gives about Rs 12,320 per sq ft for a combined Techzone and Techzone 4 row, not for this sector alone.
| Official (district circle rate, effective Aug. 1, 2019) |

The first portal's quarterly apartment series moved from Rs 8,600 in December 2025 to Rs 8,400 in March 2026 and Rs 8,650 in June 2026.
The circle rate list notified Aug. 8, 2019, and effective Aug. 1, 2019, is still in force and names Techzone within Greater Noida Zone D. Its rates are official minimums for stamp duty, not market prices.
How firm the figures are: two portals and one developer guide, all 2026; the commercial figures come from a single portal.
Who Fits Techzone 4 Greater Noida West, Residents or Businesses
Both do, which makes Techzone 4 Greater Noida West unusual: dense delivered housing sits beside the NTT DC2A data center and the Artha Infratech IT/ITES SEZ. Tech staff who want to live near work fit well. Anyone needing frequent buses or a metro does not.
Tech and data-center staff come first. NTT runs its Noida DC2A facility on Plot 18 and the Artha Infratech SEZ occupies Plot 21, so some workers can live and work within the same sector.
Renters on a modest budget are a second fit. A listing site in October 2026 showed 2 BHK flats from Rs 14,000 to Rs 21,000 a month, and Gaur Saundaryam is among the delivered societies. Ace Aspire, a 7-acre project, pairs its housing with a commercial complex.
Firms needing office space have two tiers to choose from. A furnished office at DAH Greentech NX One suits a small team, while furnished SEZ floors at Artha Mart are priced for a larger company that needs the SEZ address.
Buyers who can wait have launches such as CRC Joyous, Nirala Trio and Bhutani Grandthum, with possession dates on a listing site from 2027 to 2029. Amrapali Centurian Park is also listed as under construction with no date shown, so ask for a written timeline before committing.
Metro riders should look elsewhere. Noida City Centre station is about 11 km away by a listing site's count, and a property portal's local review flags infrequent public transport. Hospital access is reasonable, with Yatharth Super Speciality Hospital about 2.2 km straight-line.
