Speaking at a CREDAI summit in March 2025, he dismissed concerns about a general slowdown—highlighting that while some pockets may be cooling, demand in key areas of the Mumbai Metropolitan Region (MMR) remains robust.

Senior Living Ventures: The group is in active discussions to launch a dedicated senior living development. Irani anticipates finalizing a partnership within months and aims to roll out the project in the upcoming fiscal year.
Plotted Homes in the Suburbs: Building on its success in Kasara—a plotted development near Mumbai—Rustomjee plans a second such project in the same region in the next fiscal cycle.

Rustomjee’s first public foray outside the MMR is a residential-retail project in Nagpur, inked in February 2025. The move is part of a broader push into Tier-2 markets, with Nagpur serving as a test bed while the core focus remains Mumbai.

With India’s senior citizen population projected to exceed 346 million by 2050—roughly 20.6% of total residents —Rustomjee’s senior living strategy is timely and promising.
