Unfair Collection of Maintenance. 7 Apartment variants, 1/55 (Rs.3650 PM + 15K Corpus fund PA) 35 units of 2BHK having 4 different variants starting from 1108.38Sqft, 1138.51Sqft, 1313.69Sq Ft and 1343.82Sqft paying approximately Rs. 3.0/- per sqft. 12 units of 3BHK of 1792.19sqft paying Rs. 2.0 per sqft, 4 units of 1835.38Sqft paying approximately Rs. 1.99 per sqft and then the privileged ones, 4 units of 1835.38sqft + 300Sqft (illegal construction of Penthouse on the terrace, which comes under the common area) are paying Rs. 1.70 per sqft. I am sure they (4BHK) are using all the common amenities that we all use in our apartment. Finally including Corpus 2BHK’s pay Rs 4.0 persqft(average of all the 2BHK's) (Approx PM) 3BHK’s pay 2.70 persqft (PM) and 4BHK enjoying the illegal construction Penthouse with their own private terrace pay only 2.30 persqft (PM) The complete burden of the association maintenance falls on the 35 Units of 2BHK’s paying higher maintenance for lesser Sqft Units. And if you want to stay on rent at Sowmya Springs you will be charged additional Rs.200 as service charges (Total 3850 PM maintenance) Karnataka Apartment Ownership Act,1972 and according to him, maintenance charges shall have to be fixed on each occupant of the flat in proportionate to the built up area purchased by him/her. I felt it is important to publish this as an awareness to all those who live in an apartment society or planning to purchase one.
