Godrej preparing masterplan to develop 1,000 acres of Vikhroli land
The Godrej Group’s strategy in Vikhroli appears to derive from a dual imperative: to unlock the enormous real estate value embedded in a large, strategically located land bank, while preserving and integrating environmental assets into urban growth. Originally acquired in the 1940s from a Bombay High Court receiver, the Godrej lands amount to over 3,400 acres. However, approximately 1,750 acres are mangrove zones with ecological sensitivity; another ~300 acres have been encroached upon. That leaves about 1,000 acres that are realistically available for planned development. The model they are using involves Godrej & Boyce (owner‑developer) retaining ownership and control of the land, but partnering with Godrej Properties (development manager) via MoUs and developmentmanagement agreements. Projects like Godrej Platinum and Godrej Vistas are examples of this. This structure allows for phased, sustainable development—balancing design, infrastructure, marketing, and regulation. Given regulatory restrictions (especially pertaining to mangroves and environmental clearances), the timeline will be long, incremental, and subject to approvals. Yet the potential is enormous: both monetarily (estimated over ₹1 lakh crore in value) and socially—if they succeed in creating a well‑planned, green, liveable suburb that sets new benchmarks in integrating biodiversity with urban living. This could reshape Vikhroli from being partly industrial / natural buffer into a high‑quality mixed‑use neighbourhood, possibly serving as a template for other large urban land banks in ecologically sensitive zones.
Why Godrej Properties Vikhroli East Project Is Worth Watching
Built just before independence Vikhroli is a suburb of Mumbai. The railway line running through the suburb divides it into eat and west Vikhroli. Lying in the north east of Mumbai Vikhroli is well connected to other suburbs through its extensive network of roads.The eastern express highway connects Vikhroli too important suburbs like Dadar, Thane, and Vashi. Around 80 percent of the people residing in this area are from families of Godrej employees. Vikhroli has a railway station by its name on the central railway line that caters the needs of people residing and traveling to this place. There are frequent BEST bus services that connect Vikhroli to other important places.
Vikhroli is considered one of the most peaceful suburbs of Mumbai. Residential areas like Surya Nagar, Park site colony and Raj legacy provide effective modality to the people residing there. These residential areas are covered with greenery and parks. Dr. Babasaheb Ambedkar hospital and Godrej memorial hospital have a range of departments, ’ and hence they can provide proper patient treatment with specialized nursing staff. The vicinity also has educational institutions like Ramniranjan Jhunjhunwala College, Udayachal high school, St.Joseph high school, Asmita college of law and modern high school. The suburb also has a variety of shopping centers and malls like R-City Mall, D-Mart, Phoenix Market City mall and Home Depot. Some popular food points and restaurants attract the young population. Shanghai express, Timbaktu, Moksha, and pizza season are a few popular food joints here.
Some new building societies and multi-storied residential complexes are also coming up in Vikhroli due to the increased inhabitation of people from all over the state. Runwal Greens by Runwal group, Sandusanskar by Sandu developers, a Luxury residency by luxury builders and Godrej the trees by Godrej realtors are some of the upcoming real estate projects in this region.
